Mighty Birdsong House Rules on Property Use
Furniture: Do not move any furniture, especially the pool table. Any evidence of the pool table being moved will result in a forfeit of the damage deposit in its entirety.
House Appliances + Features: Use all appliances and house features only as intended. Any evidence of damage and/or destruction from misuse or abuse will result in repair/replacement costs.
Thermostats: In order to maintain our HVAC system, thermostats can only be set to 67-79 degrees year round.
Keep All Doors and Windows Closed: To keep the bugs out, house cool, and control the interior humidity levels, it is very critical that you keep all doors and windows closed during your stay. Due to our area’s high humidity and your constant use of air conditioning inside the home, leaving the doors and windows open may cause the HVAC system to freeze over AND cause water damage to the walls, ceilings, and electronic door locks with condensation build-up.
Beds, Daybeds, and Trundles: DO NOT jump on any beds, daybeds, and trundles. These furnishings will (and have) broken when guests have left their kids to jump and play on them. You will be charged to replace any damaged furniture that shows misuse.
Linens and Towels: Please DO NOT use the white towels for the pool or hot tub, on the floors, to wipe spills, to remove make-up, and/or for dyeing your hair (yes, this happens sometimes). Also, please DO NOT wash any of our white linens and towels with your colored laundry. We would hate to charge you extra to replace stained linens and towels.
Shower and Bathtub Use. Be sure to properly use shower curtains or doors while taking a bath or shower. Do not allow water to overflow or splash onto the bathroom floors as it WILL soak and leak through the floor below, causing possible subfloor and/or ceiling damage. Please supervise young children during bath times.
Toilet Use: Do not flush anything other than toilet paper into the toilet. Prohibited items include, but are not limited to, feminine products, diapers, paper towels, and wet wipes.
No Garbage Disposal: Use the sink strainers when washing dishes. Dispose of all food scraps into the trash because there is NO garbage disposal.
BBQ Grill: After using the gas grill to cook, remove any food pieces to reset it for next use.
Hot Tub: Do not use the hot tub if you recently consumed alcohol, are pregnant, or have pre-existing health conditions. There are health implications to using this facility. Use at your own risk.
Trash: Do not throw trash off the deck. Dispose of all trash properly inside the bear-proof garbage bin (to the right of the front porch steps). Keep the doors closed and locked at all times. If you fill up your trash cans mid-stay, please message us to schedule next day trash pick up. ALL garbage must be placed inside the bear cages on the morning of check out. If the garbage cans are full, please tie up your remaining bags, leave them neatly in the kitchen, and LET US KNOW ASAP so that we can make arrangements with the trash company to complete trash pick up inside the kitchen.
Swimming Pool Safety: Swimming pools can potentially cause bodily harm and possibly death if not used properly. You are responsible for supervising ALL guests, including anyone on the property, whom you directly or indirectly invited. Use at your own risk. Be vigilant at ALL times in looking after children and anyone who cannot swim. You are also responsible for the safety/maintenance of pool equipment. You must inform us if you suspect anything is not functioning properly. An electronic door lock shall secure the interior access to the pool area. This is to keep children from accessing the pool unsupervised.
Swimming Pool and Hot Tub Use: The swimming pool and hot tub undergo cleaning and maintenance every week. During your stay, you will need to empty the skimmer daily. Keep all floaties out of the pool when not in use. Do not bring pets or any sharp/small objects into the pool or hot tub. We prohibit use of glass dinnerware and/or drinkware in the pool area or hot tub. Rinse off before using the pool and the hot tub.
Swimming Pool Alarm: Please use the key—located on the floater hanging on the wall—to switch the pool motion alarm to Swim Mode. Be sure to keep the key safe, as losing it will require purchasing an entire pool motion alarm set, which will incur a fee. Also, please ensure the water level is at the midpoint of the filter basket. If the water level is too high or too low, the alarm may be triggered.
Energy Use: Turn off all TVs and lights when not in use.
Nuisance Avoidance
Clean dishes, kitchen counters, and dining tables after meals. Please keep all food in sealed containers or in the refrigerator to avoid pests (e.g. cockroaches, ants, and rodents).
In the Smokies, Asian lady beetles and stink bugs come into cabins to escape the cold during fall and winter. On the other hand, millipedes often come into the cabins during the summer to avoid the heat and find water. Hence, always keep all windows and doors closed to prevent these pests from entering the house.
Observe quiet hours outdoors from 10 P.M. EST to 8 A.M. EST.
Unforeseen Circumstances
Storms may cause electricity, internet, and/or cable service interruptions. However, these disruptions are rare, and services usually resume after a couple of hours.
Note that most, if not all, cabins in the Smokies are built with electric heat pumps for heating the home. To work optimally, these heat pumps require the atmospheric air to not drop below 40 degree Fahrenheit. Under very rare circumstances, when the weather gets into the 30s or below, the heat pump may not work to heat the home above the 50s. If this happens, please utilize the emergency space heaters (in closets or dressers) or extra quilts and fleeces (if electrical power goes out) until our heating system start operating again.
Although snow rarely impacts the roads, please plan accordingly before your trip. Prepare food supplies and use an all-wheel drive transportation. We will not provide refunds for weather conditions.
