Welcome to Mighty Sunset cabin, your “home away from home” during your Great Smoky Mountains getaway! As you know, this is our personal home and not a hotel. So please treat it as you would staying at a friend’s or relative’s house. By following these simple Mighty Sunset House Rules, you’ll surely have a comfortable and amazing stay at our cabin!

Maximum Capacity

Mighty Duckster can accommodate up to 12 people, including children and day visitors. You may use the cabin at any given time. However, we will charge $100 per guest per day for all guests above the maximum capacity.

Prohibited Activities

  • No illegal activities are allowed on the premises.
  • No drugs and fireworks are allowed on the premises.
  • No large group events, parties, or gatherings are allowed on-site. Anyone who is NOT a part of your reservation may not use the home and its amenities or be on the premises.
  • No smoking/vaping of any kind indoors. Guests may smoke on the decks (with doors and windows closed) and outside areas only. Throw away all cigarette butts into the trash or ash trays. Any evidence of smoking/vaping inside the cabin will result in a forfeit of the security deposit in its entirety. We will also charge an extra cleaning fee if you leave butts in the yards or the driveway.
  • No pets are allowed on the premises. While we love our four-legged friends, this cabin is not well-suited to accommodate pets. As a result, we don’t bring our fur babies either. However, Mighty Vacay does offer other cabins in the Smokies that are pet friendly. At Mighty Sunrise, any evidence of pets will result in a forfeit of the damage deposit in its entirety.

Mighty Sunset House Policy on Use of Property

  • Furniture: Do not move any furniture, especially the pool table. Any evidence of the pool table being moved will result in a forfeit of the damage deposit in its entirety.
  • House Appliances + Features: Use all appliances and house features only as intended. Any evidence of damage and/or destruction from misuse or abuse will result in repair/replacement costs.
  • Linens and Towels: Please DO NOT use the white towels for the pool or hot tub, on the floors, to wipe spills, to remove make-up, and/or for dyeing your hair (yes, this happens sometimes). Also, please DO NOT wash any of our white linens and towels with your colored laundry. We would hate to charge you extra to replace stained linens and towels.
  • Toilet Use: Do not flush anything other than toilet paper into the toilet. Prohibited items include, but are not limited to, feminine products, diapers, paper towels, and wet wipes. 
  • No Garbage Disposal: Use the sink strainers when washing dishes. Dispose of all food scraps into the trash because there is NO garbage disposal.
  • BBQ Grill: After using the grill to cook, remove any food pieces to reset it for next use and to discourage bears from joining your vacation.
  • Hot Tub: Do not use the hot tub if you recently consumed alcohol, are pregnant, or have pre-existing health conditions. There are health implications to using this facility. Use at your own risk. 
  • Energy Use: Turn off all TVs and lights when not in use.
  • Trash: Do not throw trash off the deck. Dispose of all trash properly in the bear-proof garbage bin (to the left of the garage door). Keep the doors closed and locked at all times. We remove ALL trash at the end of each reservation. Due to bear and wildlife problems, please do not allow trash containers to overflow outside of the bear-proof receptacle. If you’re staying for 5 days or more, let us know if you need the trash picked up mid-stay. 
  • Wood Fireplace: The fireplace is operational only from October to March.

Nuisance Avoidance

  • Clean dishes, kitchen counters, and dining tables after meals. Please keep all food in sealed containers or in the refrigerator to avoid pests (e.g. cockroaches, ants, and rodents).
  • In the Smokies, Asian lady beetles and stink bugs come into cabins to escape the cold during fall and winter. On the other hand, millipedes often come into the cabins during the summer to avoid the heat and find water. Hence, always keep all windows and doors closed to prevent these pests from entering the house.
  • Observe quiet hours outdoors from 10 P.M. EST to 8 A.M. EST.

High Bear Activity

  • No Interaction: Do not feed, interact, or get close to bears and other wildlife. They are unpredictable and dangerous! Mighty Sunset has high bear activity year-round! DO NOT LEAVE ANY OPEN FOOD OR TRASH out on the decks, front porch, or cars. And do not leave children outside unattended.
  • BBQ Grill: When you arrive, you may see that the grill has a few bumps and bruises. While it works, if possible, consider not using the grill during your trip. Doing so would increase the likelihood of the bears coming up to join you for dinner. If you do use the grill, pls remember to a) cook as quickly as possible, b) remove all traces of food, and c) unhook the gas line when done.
  • Car Doors and Windows: Bears also love rummaging inside of cars. Please close all car windows and lock the doors. Even if you are in the middle of transporting luggage or groceries into the house. Why? Because they are quick!
  • Do Not Feed the Bears: Bears who have been fed by humans must be euthanized because they are no longer afraid of us. Sad, but true. While they are hungry, we can best help them by admiring their beauty from afar and refrain from feeding them.
  • Keep your Distance: If a bear comes up to the deck while you are there, simply and calmly walk back into the cabin and lock the door. They usually just play with the grill or hot tub cover and then go away.

Unforeseen Circumstances

  • We are located in the mountains (literally), so storms may cause electricity, internet, and/or cable service interruptions. However, these disruptions are rare, and services usually resume after a couple of hours.
  • Note that most, if not all, cabins in the Smokies are built with electric heat pumps for heating the home. To work optimally, these heat pumps require the atmospheric air to not drop below 40 degree Fahrenheit. Under very rare circumstances, when the weather gets into the 30s or below, the heat pump may not work to heat the home above the 50s. In this case, please utilize the emergency space heaters (in closets or dressers) or extra quilts and fleeces (if electrical power goes out) until our heating system start operating again.
  • Although snow rarely impacts the roads, please plan accordingly before your trip. Prepare food supplies and use an all-wheel drive transportation. We will not provide refunds for weather conditions.

Mighty Sunset House Policy on Repair and Replacement Charges

In case the cabin is in any of the following conditions upon your departure, you will pay extra charges needed to cover the extra deep-cleaning fees and/or replacement costs.

  • The cabin is left extremely dirty with trash, unwashed dishes, cigarette butts littered on decks or grounds, etc. This will cost an extra cleaning fee of $500 or more.
  • The cabin is left trashed due to abuse and/or having an unapproved event or large party in the property. We will charge $500 or more for the deep-cleaning service.
  • The cabin and furniture show evidence of your bringing an unapproved pet/animal into the cabin. We will charge $500 or more for the deep-cleaning service.
  • The cabin and furniture show evidence of unpermitted indoor smoking. We will charge $500 or more for the deep-cleaning service.
  • Furniture, appliances, and/or home goods are left damaged or destroyed due to misuse and/or abusive use. Home goods may include, but are not limited to, dinnerware, cookware, linens, and towels. We will charge fees for the repair or replacement costs.
